The process

01
A conversation about how you want to live — the water, the drive time, the season you will actually be there. We would rather narrow the search than widen it.

We put forward a handful of properties, published and off market, each with an honest note on what is wrong with it as well as what is right.

One itinerary, organised end to end — flights advised, boats and drivers booked, owners briefed. Usually two days covers an island and the mainland coast.

Independent lawyer and surveyor, title chain, planning permissions, forestry and archaeology checks, and any pending obligations, before an offer is signed.

We negotiate on your behalf, agree the deposit terms in writing, and coordinate the notary, translations and power of attorney if you cannot travel.

Utilities, insurance, tax filings, a builder you can trust and someone to open the house before you land. This is the part most agencies stop before.
